If Biden wins and the Senate goes back to the Dems the long-term capital gains tax essentially doubles to 39.6%Of course, this will cause investors to sell prior to the tax change going into effect = large stock market drop (giving almost 40% to the government in taxes because I made a good investment is ridiculous... heck, giving them 20% is still ridiculous).

The traffic is made up of motorhomes, 5th wheels, and travel trailers, that are often referred to as “rolling stock”.Inherently more volatile and behave more like a motelRequire a lot higher degree of management than MH parks, especially if the park has daily trafficYou can fill up an RV park way faster than a MH park (a MH park can also benefit from RVs if there are vacant spaces)Depending on the location, residents stay for a night, a week, month, or a seasonCapable of producing higher cash flow than a MH park, but with volatility due to seasons and market cycles.In the traditional sense, MH parks are more stable and RV parks are more volatile.

What makes a self-directed IRA custodian different is that they are not purely connected to the public exchanges and limited to investing in stocks, bonds and funds, but rather have the staff training and paperwork to document the IRA's investment in the more individualized transactions that occur when investing in real estate, notes and other non-traditional assets.

Over the long run I think these measures are hurting everyone but for those of us that can overcome these challenging times I predict rents to continue to increase, housing stock to drop which increases competition for our properties and lowers turnover, and we will make it through this.

They have cabinets..https://www.prosourcewholesale...Also for construction materials, drywall, stucco, https://www.fbmsales.com/I often use online retailers for my rehabs - they come in cheaper even with delivery charges - especially if you are buying items in bulk...here are some suggestions.https://www.builderssurplus.ne...https://www.wayfair.com/home-i...https://www.overstock.com/Home...There are some really discounted suppliers if you dig online, also I use Craigslist and eBay - builders sell their surplus stock on Craigslist and eBay and flippers and home owners sell excess units and removed units in good and bad condition via these channels..Hope that helps..

Could invest more in RE rentals vs. stocks and ETF's...trying to eliminate taxes altogether and, of course, cash flow is a must/positive, but would like to keep from paying Uncle Sam if I can figure out depreciation.
