I know hindsight is 20-20, but I bet if you came by with a cashier's check for $20K that first day (or better yet a suitcase full of cash) and told them all that could be theirs once they left, that might have sealed the deal and gotten you on with your life.

I recently received an application from a potential tenant, who wants the following:(1) Rent for three years (maximum allowed by my state) and pay the first year up front(2) The first right of refusal to purchase the property should I decide to sell(3) Ppermission at their sole cost and expense to repair drywall, paint, replace carpet, seal deck and install a hot tubThis the first time I have such a potential tenant.

(William) I couldn't be more with you but essentially requesting a repair budget will net the seller the same amt...it'll definitely help me out but also my tax base will increase the higher I pay for the property which will essentially add to the additional property tax increase that can and will happen.. so I try and keep the purchase price lower to help on tax increases A newbie but a numbers guy, so take this with a grain of salt.
