I always suggest starting with multifamily, due to it being easy to later purchase a SFR using FHA or low down payment conventional options. 

My question is would you suggest online classes or a class room setting for learning and preparing for the test?

Hi @Dee Bullock, I would suggest picking on specific area to focus on learning that area first.

You can probably pay the same or less than what you're paying in Astoria if you house-hack a duplex.The only way I'd suggest a SFR as a first investment is if it has a live-in basement that you'd be willing to live in short-term.As far as location, its best to first get an idea of what you're qualified to purchase.

Anyone have a suggestion on how to get insurance coverage for this scenario?

To remove most of my risk I could go back with a Lease Purchase offer like Mike B suggests.

Still I would strongly suggest meeting with a mortgage broker who understands RE Investing in your area.. 

So I suggest start house hacking (live in one unit) a detached duplex that has an easy value add (needs a rehab) with a high LTV loan (FHA/VA loan).  

With all of this background information, I'd really love to hear your suggestions as to how you would go about this if you were just starting out again?
