Of course their policy may be built in to pay much higher than what you think.

Does the local Realtor board not have a policy that all listings must be put on the MLS within X hours (24 for one area I know about) of listing?

This is the mathematical law every insurance fund/organization operates and exit's from, why a home owner policy is generally in the hundreds not thousands for monthly premiums, correct?

Thus, they can absorb an unexpected car repair without missing the rent.I am not sure if the new policies would still allow me to do this, as there seemed to be one part of the law that would mandate that landlords accept the security deposit in little bits over 6 months of time.  

Our company policy is to report all non-compliance’s with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau.

An umbrella policy should solve any problem of liability.

(Strict cancelation policy but we’re flexible if someone asks).

I believe this is a fantastic business policy for others.I personally like compassionate landlords as they make for easy pickings when we seek to purchase properties below market with the intent of adding value through rent increases.
