I believe I have wasted approximately 8 hours waiting for no one to show and not answer phone calls. 2-Those they do show up want to ask me to work with the deposit and do it in payments,which I will work with, and then they find out I perform credit and background checks via Cozy.co and they run like a scalded ape because "I cant afford a $39 credit check and background check."

I had around $30K in cash to cover the down payment, closing costs, and any rehab necessary.

I tried booking.com for 48hrs but the first booking was a mess and I do not like their payment and cancellation policies and how they list it.

You can do a simple note for private money with annual interest payments or even monthly interest payments if you want to go to that much trouble.

My plan is to add a few cosmetic changes, as the property is already good shape, and in 6 months, cash-out refi enough for a down-payment on another property.

@Caleb Jordan curious If there Is any way of adding rehab costs into the financed amount and using the rehab money as down payment for a traditional mortgage?

If we want to make an offer in the meantime, how do we show proof of funds and how soon do they expect the full payment.  

Which is why it’s important how you apply payment. 

My thought is to use this to make a down payment on my first property with a 3.5% payment.

My question is does this also include contractor cost and payment?
