I agree, the impact will be negligible, because good syndicators aren't going to accept low net worth people anyways.

I’ll live in a low cost of living area and probably work on my business 6-9 months a year while then traveling and spending time with family.

I chose to sell mine because my rent to value ratios were low in seattle.

Those start at the low end around $150-$175k and go up quickly.

All depends on the terms ($15k spread out over 20-30 years at low interest is like $50 per month)  If it doesn’t affect the CF much, then who cares- it’s still a deal!

Annual appreciation on the land is pretty low. 

although I never did sub too without at least 30% equity and I was buying 200 to 400k props.. if they are low value assets ie under 100k I would want 40% back of market.

Tenants seem decent but low end.

Realtor says the house was appraised for 150k and the owners are sticking to it and are “not interested in a low ball offer” Houses in the area consistently go for 200-215k Is this even worth me going to see???
