I have a tenant who has caused issues for me from the day she moved in.

I have done a fair amount of learning up on my own but in your opinion how large of a safety net is reasonable/necessary to have after making your first deal.

Single family, multi, turnkey, etc?

The PM doesn't seem to be doing a good job of screening tenants and with multi unit buildings if one tenant gets away with not paying the rent, you can bet they talk to the others who then do the same.

We are looking for multi family units up to $600k or up to $400k single-family homes or townhomes. 

Factors such as:- Multi-Unit property price range.- An acceptable market entry range with factors such as the property price, down payment, and interest rate considered.- Do I enter immediately when I am financially ready, or should I wait until I’ve reached the projected savings allocated for this venture?

If you assume a VA loan....you will be using the bank that issued the loan.

There are many ways to make money in real estate, but few are as relatively easy and low budget as small multi-family properties.

My follow-up question regarding the fan is was there any previous issues with the ventilation in the bathroom that would justify their concerns with the mold?
