When you say "hardwood" and "two planks" are you referring to the old school true hardwood common in most traditional builds in OKC (thinner than modern hardwoods, and usually made of oak?)

You will likely need to reinforce the garage walls a little.

Seller asking 60k, maybe you would be looking at 40k as a discounted price - can you rehab a house built in 1880 to modern standards for 45k or less?

I built the Cabinet Doors and re-framed the existing cabinets to give them a more modern feel .Parging the basement walls and applying 2 coats of drylock.
