Too many people from California moving here (estimated 80k per year) and they are willing to pay more and get nicer homes.

The tenant wants over 13K to cover stay at a hotel (that only has a small fridge), food for the family, moving costs and storage costs which is about 2x the amount the city expects.

However, I will be moving into the property and doing a substantial renovation so can evict and reset rents to market.My concern is not the short term risk of rent control as I have ways around that (mentioned above).

Nothing  like negative press to make someone move. 

Nothing held back for maintenance because the houses they recommend buying are all newly rehabbed, and nothing held back for capital expenses because you should sell them in less than five years and move into multifamily investments so nothing major should break before then. 

You can only do 3% moving forward.

I’d love to compare to what I’m finding and would be a helpful learning experience for me.I do want point out that not every investor wants to BRRRR and would like a turn key property which supports Fix and Flipping.
