The ending point is uncertain because I haven't done this before, especially not the walls in poor condition.Will get better numbers.All laborers except oldest son started school, so our ability to rehab is cut way down.

He has worked on jobs from being a laborer, running equipment, pulling wire, and he now draws all of our site and preliminary architectural plans and does project management.

I have been scammed by Darrick Scruggs and Joe Williams too.

You could always offer to pay for the materials yourself so that way its only labor you are paying to the contractor.  

I have had good success with this but it can be pretty labor intensive.
