I somewhat agree with Steve Babaik...In my area per city rental inspection they follow the International Building code, I think year 2009 now, that says, according to a city inspector I talked to, outlets in garages and unfinished basements need to either GFI, UNLESS dedicated.

I've used a few residential inspectors before, but not sure if somebody on commercial side would be better.

Buyer may obtain a risk assessment of “the property” by licensed inspectors.

I did include a 15 day due diligence clause in my contract and used that time to have an inspector visit the property.

Regardless, I will have an inspection done on the house and if the inspector or find something too big to fix for the negotiated price I will just have to walk away and scour for the next deal.Thank you for answering my post.

To spot code violations, got to city hall and talk to builder inspectors about possible house violations.

It is possible, but may not be advisable.You're new to this, so look for your first deal or two locally where you can go SEE the property with you own 2 eyes, meet with inspectors to see what THEY see, etc.Otherwise, you might consider doing a deal like that if you involve a partner who knows this business and is either in Boca Raton or has a history of successful remote flips.A complicated deal is not what you want for deal #1 (to 5 or so).

I would also like to take the courses necessary for a property management certificate and eventually earn that designation of commercial investment (4 letters, can't remember) and finally take enough courses to get a home inspectors credential.
