Using the funds that we had saved up to purchase a new car, I convinced my wife (she’s a saint) to reallocate the money in order to purchase an investment property with the expectation that we would be able to refinance the money back out in 12-18 months to then purchase a needed newer vehicle.

I’ve heard of people buying 600k multifamily with around 10k in closing costs 10K on a 600K multifamily seems ridiculously low unless the borrower has a magnificent relationship with the bank doing the loan (meaning deposits that equal the loan amount), walk on water credit and the lender is selling the file with a heavy yield spread.

NO state income tax.. property tax's moderate to low compared to high tax rate states.. and you just drive 5 miles over the Columbia River to do all your shopping in Oregon which has no sales tax.. ( with the exception of a vehicle) everything else can be bought in Oregon.. this hurts retailers in southern Wa. and props up retailers in Portland..

The lawyer is mostly trying to say that I didn't have the right to hold any money for damage that the tenant claims was done by icicles, but I discovered the damage in July after she moved out, so not an icicle in sight, she didn't call me or take pictures, and I think it was a dent caused by a car or a heavy object and she is lying.
