So usually the commercial side they are like, hey we see you make aprox this much every year and the house cash flows, etc. and looking more at the appraised value, etc, so they are simply less of a headache to deal with than a conventional where they look at every little detail of my finances and then sit back and scratch their heads for 2 months.

Now with renting it your going to want to make sure you look into every expense that you will be incurring monthly and find a good property management company to handle any headaches or repairs or possibly do vacation rentals and have it as a residence you can use part of the year.

I agree with Russell ... to echo what he said on the other end of the country, I can go out and find 1% deals in Los Angeles county, CA ... they are farther out and in the less desirable parts of town, but I already own some and can manage them without too much headache (C class, not warzone or anything like that).

I am 23 years old, currently own 2 duplexes, 1 free and clear and 1 house hack with a mortgage, I make approx 50k a year right now, I don't plan on buying alot of units because I don't want so many that it becomes a large headache, my number of target units is 12.
