The production efficiency is much greater than traditional home building due to the ability to manufacture rooms/homes indoor, mass replication of standard designs, high durability of materials (so I’ve heard), and the ability to drop it on a slab without the need to dig out a foundation.

But i heard heat pumps are not very efficient  in very  low  cold temperatures.  

There is something called an efficient market (well known in stocks and commodities). 

Something will go wrong and it likely won’t be as efficient as you want.

You need to know with deep knowledge the following:*Establishing ARVs* Estimating Repairs with a reasonable level of accuracy* Finding and vetting buyers, so you don't hang a seller out* Learning to efficiently market for properties and how to close those leads* Establishing a good reputation with buyers, so your business can scale. to name a few...If you put an effort in and ask intelligent questions, you will find more than enough people willing to answer your questions, and they won't send you an invoice for it.Don't come in asking "teach me everything you know", without showing you have put some effort into it, initially. 

Spending your time on Zillow looking for properties is not efficient.

Is there a more efficient way to find cash buyers in that area or do I just suck it up and drive out to REI meet ups?

But it seems more efficient to get a property under contract and then identify it as one I intend to use to complete the 1031 exchange.

Turns out, I needed a higher efficiency gas unit with a dedicated air line installed to the (crawlspace) unit.

@Jennifer RiekeYou should read David Greene’s two books if you haven’t already because they’ll spell out exactly how you can build up a lot of cashflow and equity in the most efficient way possible (which is out of state).
