Start small for a year or couple, learn, find a mentor and then expand!

The public transportation system and the already amazing bike path network is also expanding so that is a good thing to look at to find neighborhoods that are likely to appreciate at a more rapid pace than others.The Colorado market has strong fundamentals overall: diverse and growing job market, active lifestyle, work-life balance, friendly people, the incredible mountains nearby, outdoor sports galore which is skyrocketing in popularity, access to national forests and parks, and significant population growth due to these many positives.

I currently have 7 rentals which isn't a lot although I have a lot of equity in those properties now that I'm going to start tapping into this year and begin expanding my portfolio even more. 

I was going to post a similar post asking those.My situation is very similar and I want to explore my options to grow my business, my situation:- Have 3 properties under an Inc, all paid in cash. 2 are long term rentals and one is a STR.I want to expand my business and refinance my portfolio, maybe the STR as it is worth ~$400k, and pay 20% down on other 3 or 4 properties.

This is what my mother, another REI, told me and my husband if we planned to expand out from 1 owned house.

I'm looking to learn more about creating positive cash flow and how to consistently find, create and expand deals and my portfolio. 

I am looking to expand as I have an additional 475 SF  of space which is devoted to the garage portion.

Exit strategies is an area I need to expand my knowledge and comfort level.
