If the house has been on the market for a long time, they likely did not want to budge from the price, but did, just to have it sold.I once entered into a contract to sell to a pre approved owner occupant for a house in a Trust for full price, 30 day closing on the first day it was listed. 

Every single one of our investors stated that they were not comfortable with the area, or didn't know the area/ "wasn't enough spread for entering an area they didn't know".

So I would supplant that work with entering the residential business if you're able to pivot.

I think it would be great to have a mobile app, but I question whether it is too much data to enter in without a keyboard. 

So any advice on entering into doing mailouts to turn up some pre-market deals would help.
