Couple of items I learned during the refi.Have tenant pay deposit as one check, and rent on another.

I use Cozy for the tenant background and credit checks, and for collecting the security deposit and monthly rent. 

Some perfectly good HMLs do charge a good faith deposit (sorry to go against the prevailing wisdom here on BP who vehemently disagree) but to my mind the prepayment _plus_ the rapacious 5 points are simply too many red flags.

Lastly, when the tenant moved out I kept their security deposit to cover some of lost rent but they still had a balance owed to me(more than the security deposit and this recent check).

I'm considering to offer them to pay first month rent, last month rent, and a normal security deposit for no rental references, poor credit, and a new job.

Keep in mind if they are behind you have a security deposit that you can draw from when the lease is up (but obviously don't mention this to them as it would probably piss them off).Let them know as kindly as you can that the rent isn't being forgiven but that the last thing you want is for them to have to worry about being evicted during all of this.
