I’m looking for basic insight on the process and if I’m missing any pertinent information. 1.

The tenant misses 2 to 4 payments a year or makes partial payments, so it's under performing. 

At 18 my goal was to save enough to purchase my first home by age 21...which I missed by two months!

When I looked at your deal I wasn't sure if I was missing something, but that's awesome that you went forward, got it rented, and then got another property!  

Yeah, if they’re already accepted their offer you better get that EM to them as requested on time or you’ll be missing out!

.- Duplex with both sides rented at $625 each ($1250 total monthly income), seems about market rents for the area- Asking $120,000- Annual taxes are $2400- Been on the market since November- Repairs appear to be minimal, still need inspection (rentable, but not updated)What other information am I missing?
