It might be interesting on how to tackle landlord/tenant laws.

The Act, signed into law in October 2023, is more about empowering renters by giving them a chance to buy their rental properties when the landlord decides to sell.

I remember listening to a podcast episode of someone who would rent their LTRs to a non-profit at market value so they could use the housing for people in need.

This setup will lead to higher tax prep fees and if you refinance these properties the IRS will consider this selling the property and you will have pay taxes at the end of the year on a property you didn't actually sell.I recommend finding an accountant who specializes in real estate taxation and tax planning and set up a paid consultation before you do anything. 

I've helped buyers learn our market, send them closing prices on ones they've looked at or lost so they can see the difference in their offer and what it actually sold for. 

The comparables for the resale on this home are in the 825k - 850k range which of course, makes this guy happy :)  ITS an UGLY DUCKLING and I love ugly ones that need improvements THUS adding value when we improve the home AND increase the ROI from the monthly income standpoint as well. 

I'm a college student, and I plan to start investing in multifamily homes once I graduate, and I recently started looking at deals on Zillow just so i can practice underwriting.

Are buyers looking for more urban spaces, or is suburban living still on the rise?

This would be our first investment property, and acquiring it this way is so new to me.
