I'm looking to work for an investment firm small big doesn't matter I just want to work with investors selling buying and or leasing their properties and manage them while learning everything I can about real estate investing I've applied to many investment firms that have put up ads for help but it seems no one looking at my resume and I think its cause I have no actual experience.

And in my experience the delayed (larger) increase is more likely to cause a loss of tenant than a smaller one.I used to use the change in the consumer price index as a minimum for my increases, sometimes adjusted up from that if insurance or taxes had taken a big hit.all cash

The rent is comparable to the area if not just a little low, but the current owner has had some tenants for >20 years and hasn't increased rent on them for fear of losing them. ( apparently they are great tenants who don't cause any problems).Thanks for ANY advice you can give on this deal.
