I did most of the improvements myself, but have expenses in material, tools, utilities, food for people helping me work, and some subcontractor costs. 

One of the things I like about BP is they're not trying to sell you anything (except perhaps a Pro membership which I don't mind buying considering how much free content they put out) and they really try to make this site a useful educational tool for investors, free from pitches, gimmicks and gurus.

I tried looking at several software tools, but most of them include features that are not relevant to my use case and are expensive as well.

Mike,Check-out the following WP plugins:  WP iCal Availability (cool simple tool that integrates the calendars with your own), VR Calendar Pro and Booking Calendar are two that can integration bookings and all the goodies you mentioned. 

It can be an effective cash flow tool to the real estate professional.

Who is to say an investor that built the CRM does not look at my leads if we are in the same market?

This is one of the most important tools that travelers used to help them decide if they should inquire on that particular property.

I now have a workshop / tool arsenal that would rival a General Contractors.

Depending on who you choose to work with, the level of ongoing support after the initial plan setup will vary, so be sure to find a firm that has the expertise and business model to support you in using the tool they have created for you.There are a lot of posts on this topic here on BP.
