If you are having partners on the deal - see which one can qualify for a second home conventional mortgage and have them qualify, and then write everyone else into the deed and then quit-claim warranty it into the LLC with your partners after you close!

So it fits to 1% rule but because my funding partner wants to buy it with cash the COC is only 7%.... he wants to buy it with cash because of the tax write off.

I saw something recently where the CARES act added in last year that an employer can contribute up to 5,250 each year until 2025 towards student loans, and the money becomes a full write off.

The reason why that's a positive thing is, with a bit of recently gained Insurance Policy Knowledge and some estimate writing skills, we were able to have all the damages covered by insurance, giving us a stepping stone to both restoring the property and building our rental property empire.
