Looking at properties around AL and though Birmingham is big enough and has a low cost of living, the median household price is lower than I’d like which gives me pause in trying to establish a TOH model.

In my situation our roles split like this:- Me: Financial modeling, biz opps, deal sourcing, financial structures, vendor negotiations, marketing- Partner: investor relations, daily operations, tenant/vendor managementThis doesn't mean that we both don't get a say, its just that this allows us to divide and conquer on efforts. As far as exits are concerned - If one of us wanted to leave, then the other has the right to buy out (which could take time of course).

They also completed a 25 million series B funding in summer of 2019 that values the company at 127 million, which is a good signal for expansion. What appeals to me about this model, is you can go buy a couple acres of land ( Hipcamp suggest a 2 acre minimum), make some minor infrastructure upgrades and then build a couple A-frame tiny cabins, some yurts or simply just a clearing that would allow for someone to pitch a tent.
