BP members, from your experience what would be the best way to find someone out-of-state and how do you vet your potential partners to finding the best match?

@Dave Peirce had some great questions.I understand some of the seasoned investors are struggling to find deals at a pace that matches 2010-2015 years, but deals are still out there today especially over the winter months.Regarding financing, in addition to Dave's question, how many banks have told you no?

I did a quick calculation and I would need 273 doors @ $100 net a month to match what my 15 doors net.

We are considering lowering our contributions down to 6% to still get my company match, but then use those extra funds that used to go toward our 401k towards real estate. 

So if the city/town accessor's data matches with the existing description, I would not have any further legal issue.

Is it really worth getting into a pissing match with a presumably gigantic insurance company over a few dollars?

The timeline matched up and thankfully I got the deal done.

They probably made the same mistake I did trying to match up the mortgage docs with the satisfaction/discharge docs while sifting through all the same names and missing that 1st mortgage still existed, only they never got a title report to back up their findings.
