It does seem like less people move in the colder months and it appears seasonal.

Just looking at your numbers it appears that you are in a cash flowing property with decent return and hardly any money out of pocket.

Most of the time (not always) the incentive to use the builders lender isnt as great as it appears, as they will have higher fees and interest rates to offset that closing cost help.

My goal would be to bring in enough rental income to offset the expenses so that I can reduce my housing expenses as close to zero as possible.I've seen some scattered info on the web that deducting taxes from owner-occupied rentals is a bit different (square footage versus # bedrooms rented out versus pro-rata, etc).

I would approach this with the assumption that property condition is worse than it appears and significant repairs will be required before resale or rental.

Immanuel Sibero thank you for explaining this from a different perspective, looking at the whole picture of the analysis and then picking out the red flags that appear is a great way to determine if the deal is feasible or not.

Walk the property as a Buyer.Without having physically walked through it, I can only provide limited feedback, but here were some of my observations.....The front brick looks tired, and there appears to be some patchwork..??. 

The films are illegal to throw in the trash and the machine appears to be pre-1979.
