If you find that you aren't up for active real estate investing there are passive options to invest by partnering with an active experienced investor, investing in a syndication as a limited partner, etc. 

One option for funding might be just a personal loan from a local bank or credit union.

The reasons for either option are obvious.

If young and willing to take risk, renting is an option.

You might be able to find a duplex in the older areas to house hack if that's an option for you.

House hacking a 4-plex is an option if you don’t mind more shared walls and mixed income neighbors.

I have also learned through experience not to be the bargain option among comparable homes.

Then buyers will be looking at your postings first.My personal record for a killer deal for me AND the investor22 hours from me signing the option ( buy) paperwork to signing the assignment$50 ( fifty)… five…oh… FITTY dollars out of pocketMy “ option to buy price”..$15,000My “ Assignment fee” …$. $17,000Assignment deal completed 22 hours after I signed the initial docs.Sound like a rip off?

I have not ruled out buying existing and that is a very viable option. 

FHA is still an option but you have to refi out of it to get rid of mortgage insurance.
