At about the 2.5 year mark, they divorced, switched partners, and the payments that were coming to me via EFT from his Air Force paycheck, came late from her and with excuses for about 2 years, until I made it a big issue for her to get it set up on EFT again.Long Story Short: She never allowed me to come visit them at the house or to check on it.

If you choose to work directly with the seller, that is your choice but then you might not be able to get help from a realtor.Some relators might do a CMA for a flat fee or to provide you what you need, but that does not prevent them in any case to show the property to their clients..If you want to do this on your own, that is fine, but then you need to do this on your own.If you are starting in real estate, you might be better of working with a local relator, it might save you money and issues down the road.

Without knowing the many variables needed to know if this is a good deal, I can tell you right away buying at 80%+ ARV is a bad idea, especially with the issues you mentioned.

My mother in law wants to buy a new house, i own 2 SFRs and would love to possibly partner with my in-laws (we have good relationship lol) with their old house to rent it out, and split the profit. or somehow get this property from them and keep the profits to just me, but i'm looking for a win-win. they are interested in going in on the deal.key issues: In-laws don't want to pay two mortgages.
