I haven't been able to find a lender that finances off of ARV values immediately without a seasoning period.

I've gotten cars running that sat for much longer periods of time than that and a new battery and fresh fuel got them running.

I would prefer that to having occupants in my home for an unknown period.

You will likley run into an issue with seasoing period (how long you have owned the rental) when you go to refinance it.

Would be a very low risk trial on there to answer your question.
