@John Nix If its a shotgun double (which is sounds like), the center wall is load bearing and will require someone with knowledge to determine header sizes and load path.

Hey guys,So I've been looking into getting my first deal when a family member mentioned wanting out if their house.They are willing to sell it way below market value to me, but there is one stipulation.The property rests between two major shopping centers and there is a good chance that a commercial investor buys the neighborhood for a big lump sum.

. :)TLDR:- If you are buying cashflow positive real estate and working with a big bank or call center, the rental income likely will not be counted to offset the real estate's own mortgage, and your DTI will be trashed according to their fake rules.- If you are buying cashflow positive real estate and working with a local investor friendly lender, the rental income will be "counted" so long as it is real, and your DTI will actually improve according to the actual Fannie Mae rules.I'm usually at the Oakland REI meetups on weekends.

RE focused index funds, like @Zac Lester mentioned, there are REITs, which are companies that do nothing but invest in RE and get special tax treatment for doing so that cover all aspects of the market, from commercial, apartments, MHPs ect, and there are bond funds that do nothing but buy mortgage backed securities.
