Any undone flip I look at where the agent tells me the owners just got tired of it and want a quick exit and look at all the work they did for you, I know it's always bad decisions and my offer is way lower than they will ever want.

We had one application 1 month after putting it on the market which was for short term rental but other than that just lots of tire kickers. 6 weeks into it, we lowered the price a bit and in the last 2 weeks we got a lot more interest/ traffic, plus applications, but the applicants have all been highly unqualified- they don't meet income minimum (3x rent) and one even just came out of bankruptcy.

It simply means not a lot of land lords are diligent enough to do it and/or don't care enough to do it and/or are to embarrassed to do it and/or aren't sick and tired enough yet of people who trash their rentals.
