My goal is to rent it out and in my market I can expect around 1200-1500 in rent if I accept section 8.Details:-2bd 1ba single family-renovations: new ba w/ floor to ceiling tile throughout, new vanity, new toilet, new lvp flooring, new carpet, new roof, new lighting, new water heater - built in 1912(I visited the property and the only thing I noticed was that the windows had not been replaced, and there was no central air although there were cooling units in each of the room.)I’m having trouble formulating an offer amount and terms because I don’t know how much the owner is all in on the property, and what should the terms be for this type of deal.

We work together when it comes to value add such as tile flooring, small drywall projects, painting etc.

The problem also when soliciting bids, is different scope, you need to tell each and every contractor what you want, write it down, print it, give it to them for pricing, be as specific as possible, have samples from your local supplier store if possible, if not, let them know to give you a price limit on estimates, say "put up a budget of $150 for the toilets, ill pick a design at home depot later".  

All new plumbing, new tile, new tubs, new vanity, green board, all new.

It is actually the 5 star ratings, and those pour in, not because of the induction cooktop or the gorgeous granite counter tops or the floor to ceiling tiled shower.
