I have been on BP for a few months regularly following forums, attending webinars, and reading REI books (currently reading Brandon Turner's Rental Property Investing). 

My Wife and I are looking for a home to House Hack, but with a limited supply of Multi Unit Properties in the Area we have been mainly looking at Single Family homes.One idea we've had is to convert a Garage into a second unit, my question in this regard is will it decrease the value of the home in the eyes of potential renters if there is no Garage?

I agree each is a minor fix and can be done by most handymen for a few hundred plus supplies (at least in my market). 

Those that do stay in the casino hotel may get reduced rates if they're regular players. 

For those of you that regularly invest in mobile home park communities, what is a standard expense ratio for an all lot rental community with direct-billed utilities?

My regular insurance policy covers rent loss, but only in the event of a catastrophic occurrence  ( fire , flood, etc).

Obviously there's a lot of STR down around the theme parks, but it's a double-edged sword since it's highly competitive with a lot of supply (both those for sale and those for rent).
