Canadians have a strong bias towards using Realtors and banks and generally don't know about the alternatives, so as a wholesaler there's not only the privacy issues, but a basic trust issue when asking a stranger to sell me their house.So Tiago, you suggest driving for dollars and just straight up knocking on those doors?

We recently bought flooring for a new house we are closing on and I was expressing strong opinions on the cost and style and I had to stop and told her "You're the expert on the interior design and what will last the longest relative to cost so you pick and I trust you" This has helped my wife who hasn't listened to a single podcast from BP move forward and buy a house and start renting our old one within 60 days!!

I live in NYC myself and I strongly suggest people from here to start investing out of state but somewhere close by so you don't have to rel completely on other people and if anything goes wrong can drive to the property and take matters into your own hands.

But ultimately, I strongly believe we all grow a lot more when we avoid the easy shortcuts anyway. :)To take your game to the next level, I think you need to do 3 things: Develop your ability to find deals OFF-MARKET (not just pre-market, from wholesalers or at an auction)Develop your ability to find private financing (not hard money)Develop your ability to find and negotiate seller financingTo find deals off-market, you're going to have to do your own marketing to generate leads.
