I used to stage ALL my houses... now I have a storage unit full of staging furniture!  

I am a fan of storage in rentals because a large portion of the population likes stuff.  

If she's still going to be there than $950 is non negotiable.Especially when he has storage unit in the basement along with a washer/dryer hook up and parking spot in the back of the property. 

There is no basement, the ground level is not habitual and is used as storage, and the 2nd level is a 1 bedroom. 

Among them are a moving company, a bar/restaurant or a storage facility.

Cross streets are Trabuco & El Toro Rd... 1560sqft with tons of extra storage space. 3bedrooms, 2.5bathrooms. $489,900!

If you're ok with it, they could put them in the garage, or put them in storage (tenant should pay for storage costs, not you). 

Add some cabinet for storage.

I guess I could buy a storage shed from Home Depot and throw it up somewhere and call it a "tiny house!"

So, looking through the supply in the area I am willing to buy in (as a live in landlord) the best option appears to be a mixed use property with 2 residential units (both 2bd/1ba) and a small commercial unit of roughly 850sqft with about 900sqft of storage.
