Karen:I cannot speak for Ohio as there seems to be some variance in what is permissible and/or desired between jurisdictions.   

If you don't get a referral for your area, start calling the title/closing companies in your area and just ask to speak to a title agent that handles closings and ask them if they'll be able to facilitate a wholesale deal, whether it be an "assignment of contract" or a "double closing". 

I cannot speak for Canada, but the crap you posted is dangerous in the United States in general, and even more dangerous in some states.

I can't speak for all tenants, but I can share some anecdotal evidence from my own experiences as a landlord.  

@Sendhil Krishnan, Much is going be dependent on the structure of the entity that owns the property, the stated purpose when purchasing it (resale vs investment hold/use), type of improvements to date (entitlement only or actual on sites/infrastructure).  

s...the confirmation by the court is for the equal distribution to the beneficiaries not whether the sale should go ahead or not.since its a fix and flip, there is no rental income.......i would suggest speaking to your lawyer as to how well protected are you by the articles of agreementIf you were to go ahead, fix it then hold it to earn rental income while waiting for title(specific performance)?
