I put in the offer, bank says they are accepting highest bidder by a date and time, which has been taking at least a week to get an answer on.

By the time X years have passed, the guideline specifying X years will itself likely have changed to be some number other than X (X-2 is what you hope for, but X+2 is also a possible change).So, instead, I'm simply going to suggest that you are at least a year out, and...Have your outlook or other digital calendar ping you annually on the date that the bk was completed (discharged etc), and dial for dollars annually asking your go-to lender what the current guideline is on that anniversary date following a chapter 7/13/whatever bk.

Jim - if you're ever in a pinch, another solution is to form an entity using a simple form LLC agreement for closing and at a later date amend it as the owners require.

There is not much issues with the building, I have seen their budget and dates of major repairs/ life expectancy, potential special assessments..etc.I guess I don't want to overpay for it, but the same time if I was going to offer $62500, extra $2500 it is not a huge deal.
