Welcome to the site Jeff.It's not really that complicated to buy out of state.

If you search book recommendations on the site you'll find a ton (Rich Dad Poor Dad, Millionaire Real Estate Investor, etc...).

For functionality it must have on-site parking of some sort, like for 2 cars.  

BiggerPockets hosts online webinars where they walk you through deal analysis and run the numbers.

I find though that in most of the cases that I have looked at (Looking at listing sites like Loopnet and Zillow) if you use the 50% NOI to calculate the asking price you will be pretty far off the asking price number.

I have a motivated seller that's waiting for me to give her a cash offer, but I looked her property up online and it seemed like it might be already listed with a realtor.
