But I'm flipping the residential real estate stuff and sinking the profits into multis that i will then rehab and refi to hold, but I always want a flipping operation going on with this 150k - 250k residential stuff that will keep money coming into the real estate company.I can tell you that 2 points is out there for sure, even as a 0 experience/new investor.  10.5 for a 0 experience is good.

I had the carpenter reinforce the corners and build a frame under the sink base so it wouldn't collapse when tenants put stuff in it.I installed RTA in my own kitchen several years ago.

Be it raise property tax or pass a levy on sales/construction or increasing fees, the local, central, state govt all want to sink their claws in you.Third interest rates are going up obviously.

I can never make more time or avoid headaches which is how the Grove's very organized program adds value.BOTTOM LINE: I could have continued poking around the internet to figure it out myself, I could have overpaid for a property and then over-improved and lost money as most new investors tend to do; but, with the education and network the Groves have built, I avoided those time sinks and headaches.

My residents stay an average of 5 years or more. 3) Max Rent: a complete household system enables one to charge a bit higher than rent by the room rates b/c it offers a bit more and is more valuable to renters.  4) Maintain a Wonderful Property: a complete household system gives house-members helpful systems on what to do when maintenance is needed, who in the house will manage when the technician visits, the residents loves when the PM does a monthly walk through their common areas, there's always someone handy living there who knows to check under the sink for leaks, and the housemembers know who is going to change the HVAC filter and when and keeps cleaning even.I hope I explained that all.
