it doesn't really work that way...I could drop $200k into my bathroom. that doesn't correlate  to increased profits. when I'm underwriting apartments, I pull comps. ok, so all three surrounding apartment buildings have tiled walls in the shower with LVP flooring?

I learned the hard way, with many more issues with the foundation, poor hvac work, and no caulking in the shower kit install.

Basically currently 4 tenants share one shower and 2 bathrooms, and the one paying the most has their own utilities.
