I live in north Hollywood and am looking to build town home units in my back yard for rentals, any recommendations or tips ?

After the family takes what they want I would advertise a cheap yard sale and let people just come in the house and give you some cash for what they remove for you. 

Since then, we've taken out the wall between the kitchen and living room, added in a fence in the backyard, landscaping the whole yard, and are in the middle of tiling the bathroom.

I really think things are going to change in construction shortly.It hasn't slowed down in Phoenix and surrounding cities here thought.Hammers flying everywhere.1200 houses going up 800 yards north of us in San Tan Valley.Have to buy fencing for two jobs and can't believe those prices, doubled in 6 months!

Put out flyers and yard signs and received several calls and showings with buyers but the buyer we chose was able to close quick within a couple days and the Seller was able to get what he needed as the home would have going into foreclosure had we not closed.

I recall reading something similar where the metaphor of the Bureau waiting at the 400 yard line ready to receive the baton came to mind.

To do this, my wife wants to blanket the yard in cardboard and "sheet-mulch" it to prep it for the groundcover.We're in Columbia.

the tenant also maintained my yard for which I pay him $70 a month. i was told by the other gardener that my tree will prone to disease and insect because of bad topping. photo is before and after. 

You can comp the finishes and in SF and  duplexes you can consider yards an amenity.
