Hi Derek,If the stove moves at all, it might be the metal flex pipe that feed gas to the stove in the back.Also maybe there is a gas pressure regulator on the house inlet feed that is malfunctioning.If it were me and I smelled gas (and it wasn't immediately obvious where it was coming from),  I would evacuated the house and call the gas company immediately to come find it right then.For tenant safety Home Depot sells "combination Carbon Monoxide and Natural Gas Alarms" that mount on the wall.Good Luck!

You have a lot of what iffs and with no margin of safety and no experience I would read up and save up a little more. 

It's such a common thing around here that investors either take proper measures or they are "pieces of ship". 

I, like many, are limited by deal flow.I'm a big believer that one's net worth is measured (in part) by their net work. 

If I had to take a wild guess, I'd say 2-3% increase in bookings, based on my habits as a guest, and someone who has spent a lot of time in my professional career working with user interfaces and their impact, not on any data as a host (as its likely too small to effectively measure). 

Cap Rates should not be the B all and end all of an investment decision because really a cap rate is only a measure of present value and does not take financing into account.

If you are thinking that the measurable benefit to you is that you are doing a good deed by removing a potential criminal threat to these neighbors I disagree with that notion as well.

I need safety in cash flow and sustainable debt.
