My current plan is to get about $5k socked away and utilize an FHA loan, but I have no experience with the mortgage world, and am not sure how to estimate what sort of rates/loans I could get with a low 700's avg credit score.Being a young person (26), I have primarily been looking for homes TSU/UH/EaDo areas, knowing that the constant influx of students could assist me in keeping the other units filled, with the safety net of peoples parents being their co-signers and giving me more assurance that my rents would get paid.So, after that wall of text, thoughts?

The reason I want to know is that if it isn't, then I am required by RCW 59.18.060(12) to provide very detailed fire safety and protection information (which I would like to avoid).According to RCW 59.18.030(26):"A 'single-family residence' is a structure maintained and used as a single dwelling unit.

House has no carpet, just wood and tile floors.I typically start with 6 month lease, then it goes month-to-month, but I'm never really concerned about this b/c my retention rate with tenants is always pretty good and if they leave me, it's for actually pretty good reasons for moving on in their life (getting married, moving to a new job, new chapter in life - my property tends to be a safety spot for young women who are going through major life changes and need a place to breath and figure stuff out.
