Avoid any overly optimistic projections of raising rents and occupancy in the near future.  

I attended Dave Lindahl's Multifamily seminar last week and while I refused to buy his system, it got the fires burning so I'm ready to get my own projects going!

@Peter Padalino - couple suggestions, as I've been in your shoes.  1) Go crazy on energy efficient items - all LED bulbs, NEST or EcoBee thermostat, etc, etc.  2) Get someone to quote solar power for the roof if you have APS - I went solar and LOVE IT for rentals. 

The other benefit of having someone travel to remote locations are to have a presence during major construction projects and to initiate and interview and inspect property managers.You would all know better than I would if there is value here. 

If you have different contractors doing different things then line up projects where your teams go in order through multiple projects.

I've been amazed at not only the massive amount of resources available, but also the number of experienced investors who share their experiences and opinions.My full time job is a Project Manager for a commercial construction company, but over the past 5 years I've purchased 6 single family rental houses (5 in Centerville, 1 in Beavercreek).

Some people also include Capital Expenditure or CapEx expenses in their monthly calculations as well (which means the cost of big-ticket items like a new boiler or new roof).

The other might be due to a clogged gutter that cause water to overflow back to the roof and down the wall.
