its like anything real estate related there are always a few that rise to the top.. ones with proper capitalization , ability and market knowledge and are very very good at sales.. others usually just blow their few grand on direct mail never do anything and chalk it up to that don't work !

@Larry SmetAlas, the tool does not possess all the North American Time Zones as both Atlantic Time and Newfoundland Time appear to be absent ;-)@Mindy JensonA standard list of world timezones (with proper ISO naming) are readily available; there is not need for the BP developers to try to reinvent.

Unless this is a situation where you are turning the property around significantly, I'd only use the owner's current numbers to structure your offer.Some experienced buyers are paying higher prices because they know they'll be able to come in and execute their plan properly
