I'm not sure about the best steps to create his US identity. 

I wish I could do everything myself, then everything would be done the way I want it done and when I want it done- but unfortunately I have to get contractors do much of the work and they are not the most reliable bunch, to put it mildly!

Hello everyone, I am looking for a good and reliable contractor who is comfortable working with investment real estate.

You can learn a lot from them and you can take out the pieces that fit into your Investor Identity. 

Take your time to inspect the property, get reliable comps (from an expert), and actual repair estimates from a contractor.

I've been working on a couple multis.... and it's a lot of work getting all the information you need, from a reliable source (not the seller), and deciding if it's a good deal.... be super suspect of anything that says 100% occupancy... of course it could be 100% right now... because they just accepted every application they had in order to sell the place.Second thought... assuming this is the best deal.... go find someone to work with.

Hello I'm looking to start wholesaling in Atlanta Georgie and surrounding areas, and I'm looking to connect with reliable real estate agent.

But, a lot of the solidity of it as an investment will depend on the property condition (are the A/C units on their last legs, will you have to replace the roof, etc.) and the reliability of the tenants.  

Typically I see BRRR strategies either put money back in your pocket, or at minimum net $0 cash investment.. this deal would require me to spend $40K after the BRRR, and probably not have a reliable backup/exit strategy (i.e. a flip would likely be a loss or net $0).2) Is there an alternative way to purchase this property, other than hard money, that anyone would suggest?
