My colleague and I are planning to start flip investing in Indianapolis very soon and we are looking for reliable contractors and/or project managers.

How do I even begin establishing a relationship with these people and what can I do ahead of time to pick a reliable teammate.

(I am not afraid to go there, but it is dealing in an area that I am uncomfortable with my wife going into).2nd) I would do a thorough cleaning, as mentioned previously removing debris and general cleanup will help the property tremendously.  3rd) Get a reliable contractor to bid the job.
