Having a food truck park should only come about to pay your holding costs to keep a desirable piece of land. 

Those houses likely wave of foreclosures as people have tapped out equity and their credit card lines to live above their means or even pay just regular living expenses.

You may still be able to hold the first tenant to recoup some of the rent lost if the replacement lease is not a fully executed lease.

There is a niche market for 1/1 rentals, but most people want a little more space (either a kid's room, or a home office, or even just space for furniture that they want to hold onto). 

I'm not up in Vermont on a regular basis, I'm Boston based, but would love to know when these meetings occur to see if I could squeeze into one. 

Just make sure that you have adequate liability Insurance and tell your Insurance Company that you are renting this out as a MTR/LTR/STR or whatever you end up doing.Bruce said exactly what my thoughts are.Make sure you use a regular lease for over 30 day rentals.An LLC gives you no extra tax benefits.
