If I refinance, I can wait for a few months to see if the rates go down, but that would mean that each mortgage payment I make would benefit my ex as he gets half the equity in the home at the time of selling or refinancing based on an appraisal.

I would think most landlords, who choose to be landlords in very Tenant friendly San Francisco, would pony up the 5.2% knowing that the rate has gone up and down throughout time, unless they want to run the risk of their tenant's finding out and called out as being a bad landlord, being taken on by the very helpful San Francisco Tenants Union or taken to Small Claims Court.Maybe there is a silver lining in California's recent change in security deposits that limit it to one months rent when it used to be up to 2 month's rent for unfurnished units and up to 3x for furnished units.By the way, I took a look at your Company, https://www.getwhale.co/  Since your firm is only offering 4.2%, were you trying to market in San Fran before discovering the Rent Board rate?

The brands I've been bid on have been:Eco WindowsCGI Sparta SeriesLawson IndustriesESWindowsAssuraAssura is from home depot, main advantage i've found is that they have a quick lead time of 4 weeks, compared to everyone else saying 6-8 weeks.CGI I heard its a reputable brand with a good warranty Lawson, cheapest quote but Im' hearing has a huge lead time now and they have been messing up peoples orders with sizes or specificationsES Windows, comes from Colombia and I heard spare parts, replacements and customer service is terribleEco, I haven't really heard much about but price seems close to what I'm being quoted for CGI Spartas Anybody on here with more experience that can help me narrow it down?
