Since you stated that you just recently started learning about RE investing in January, I would like to know how you negotiated this deal and the steps you took in getting to the point of possibly putting a property under contract?

noobdog1 says it all pretty well. there are plenty of shady practices going on in NYC brokerages... loopholes and such to fleece dollars from RE prospects, "application fees" should be closely examined before paying them. there are scams with "applications" that usually result to nothing other than just someone collecting your money.

Obviously if your city has strong job growth and isn't as focused around the RE boom of the last decade, I don't think your market will get hit as hard as others.

Being an investor doesnt require a RE license.Even though I went for mine in Feb( i'm still waiting on my testing date) I sometimes ask myself why I did it...I did my course in NYC.It only took 8 days,I dont know how it is in FLA.

If I'm going to go through the effort to take the siding back and pull a window, I'm going to pull it completely, ensure the wrap is in-place correctly, blue shield, re-install and tape.I just had a tenant call this morning to tell me a window was leaking during all the freezing rain we had on the 23rd ... she thought nothing of it at the time, but today noticed a stain on the living room ceiling below this window.
