Contrary to the comment above, insurance (while being a great first defense) is not sufficient in an of itself for all liabilities.

A commercial portfolio loan will be achievable if your properties are cash flowing sufficiently to cover the DSCR at whatever percentage the lender you go to requires and your reserves are deep.

Let face it, depending on your price point the expense of the PM work could be an equivalent buy-in over sufficient time...I'd be happy to chat if you think it would be helpful.
